Regarding security fee on vacating room

If I vacate the room just one month after, will I get the security fee back? And will owners take the rent fee for the 2nd month too?
Anyone with experience?

    Most owners will try to take some part of the security money. Like you said, they may ask the rent for next month saying ghar Khali pad jaega etc.

    Case1: if there's something seriously wrong with the house and that you were not made aware of the problems in the beginning. Then just demand the whole security money back without any fear. You were cheated and you can drag him to the law keepers.

    Case2: house is fine but you don't want to stay due to some personal reasons. Use your emotional intelligence to build some sort of empathy for you in the mind of the owner. Make some stories likes your condition is really bad and you are dire need of money etc. Try to get back maximum possible amount. In this case, don't fight. Try to be as humble as possible till you get your money back.

    Case3: settle the amount as per your agreement clause. Pay whatever is required and vacate the house peacefully.

    Thanks a lot for the reply. It says in my rental agreement that "both parties will be entitled to terminate the rent agreement by serving one month's written notice on either party" can you please explain what it means?

    "If any due remain at the time of vacation against tenant, same shall be deducted from security deposit by landlady"
    can you tell me what "dues" means here? Can I adjust 2nd month's rent+electricity+water charges in security and get the rest of the amount back?

    Clause 1 says, you will have to inform your owner at least one month before you vacate the house, in written communication and you both should have a copy of it with acknowledgement that he has received the communication. In this case, he should not ask any money from your deposit and also should not ask any further rent. Only if you have damaged something, he can ask for that amount. Otherwise, full deposit has to be returned to you.


    Clause 2, dues means, any arrears in the payment of rent or any bills during your stay in that house. Once you pay the rent and bills of your stay, there are no dues for future months. It's only applicable during your stay.

    Next,
    In case you have informed your owner 1 month prior to your vacation date then you should get back full deposit. Or else, pay one month rent + bills and get back the remaining deposit. This is the standard practice. And in this also you can bargain like make some stories and pay only a part of the rent and get back as much deposit as you can.

  • Where is the house location? And have you informed your landlord 1 month prior.
    If that is the case then you will get your amount.

    Best thing you can do , post your room vacancy at Forum ias room rent thread and get 1 person ,before you leave.
    It will sort out entire matter quickly
