I'm pretty much sure that you won't get a room like this in 6500. I know that brokerage is bit of a burden but without broker it's not an easy task to get a decent place to live in this area. But after roaming for a week, I got to know that it's better to give some money to broker than compromising your studies and live tensed at this crucial stage of preparation.
